Fairfax, Northern Virginia see bump up in home inventory

Homeowners in Fairfax County, and across the broader metropolitan area, are beginning to come out of the woodwork to list their homes for sale.

The question, however, remains whether the big bump up in listings that is typical as winter transitions to spring will be the case in 2024.

Across the D.C. region, a total of 1,102 properties came onto the market during the week ending Feb. 11, according to figures recorded by Bright MLS.

That’s up 2.3 percent from the week previously and was higher by 11.1 percent from a year before.

Both Fairfax and Arlington counties saw week-over-week increases, but split on year-over-year data:

• In Fairfax County, the 248 homes that were listed for sale during the week represented an increase from 222 the week previously and an increase from 198 a year before.

• In Arlington, the 53 homes coming to market were up from 38 a week before, but down slightly from 54 a year ago.

Among other major jurisdictions across the region? On a week-over-week basis as well as year-over-year, Loudoun and Montgomery counties were up while the District of Columbia, Alexandria and Prince George’s County were down.

The median list price for all homes that came to market across the region during the week stood at $595,000, down a fraction of a percent from a week before but up 1.5 percent from a year ago.

For the week, showings (21,192) and contracts (1,123) also were up week-over-week but were down year-over-year.
