Current local home-showings running about half of 2021 peak

Some local buyers are waiting for lower interest rates, more inventory later in spring

Showings of homes on the market across the local region are currently running a bit less than half their peak in the spring of 2021.

There were a total of 26,677 home showings to prospective purchasers across the region for the week ending April 21, according to figures reported by Bright MLS, the region’s multiple-listing service.

That’s down 7.2 percent from a week before and off 18.4 percent from a year ago, suggesting the pool of prospective purchasers may be fatigued or perhaps waiting to see what materializes later in springtime.

It was mid-April 2022 that the local market had its highest number of showings in the three years Bright MLS has been reporting those figures. There were about 55,000 showings for the third week of that month.

The number of sales contracts ratified during the week ending April 21 totaled 1,528, down 6.6 percent from the preceding week and down 10.6 percent from a year before. The total number of listings on the marketplace at the end of the week stood at 5,748, up 2.2 percent from a week before and an increase of 15.2 percent from a year ago.

In Bright MLS parlance, the Washington region includes the District of Columbia; Arlington, Fairfax and Loudoun counties and the cities of Alexandria, Fairfax and Falls Church in Virginia; and Montgomery, Prince George’s and Frederick counties in Maryland. It does not include Prince William County.
