Average price of single-family home in Fairfax stays above $1M

But May's figure was down from both a month ago and year before

Single-family home prices across Fairfax County posted a slight year-over-year decline in May home-sales data, but other segments of the market saw price increases.

The average sales price of a detached home sold in Fairfax County during the month stood at $1,033,794,  according to figures reported by MarketStats by ShowingTime based on listing activity from Bright MLS.

That’s down 1.6 percent from $1,050,934 a year before, and also down from $1,053,143 recorded in April. The all-time record average price for Fairfax single-family homes – $1,119,000 – was set in March 2022.

Other segment of the market were up:

• In the attached-home category (townhouses, townhouses and condominiums), the average sales price increased 1.3 percent to $524,384.

• In the condominium-only segment, the average sales price was up 2.9 percent to $373,860.

Sales for the month, totaled 1,275, down 27 percent from a year ago as the market continues to deal with inventory and affordability issues.

Figures represent most, but not all, homes on the market. All figures are preliminary and are subject to revision.
