Median listing price for Arlington homes last week an even $1M

A larger percentage of single-family homes likely the cause of the bump upward

It's only money (as long as you've got it or can borrow it) and it may be a statistical anomaly, but it's also another sign that prices keep rising in the Arlington home-sales market.

The median listing price for homes that went to market the week ending Feb. 11 in Arlington was an even $1 million. That's up from $764,950 the week before and $664,000 a year ago, according to data from Bright MLS, the region's multiple-listing service.

The median is the point at which half of properties are listed for more, half for less. Some some smaller Northern Virginia markets (the cities of Fairfax and Falls Church, for example) occasionally surpass a median listing price of $1 million since most of their properties are of the single-family variety, larger localities as a rule have not.

Getting to the million-dollar mark suggests that the majority of homes coming to market for the week in Arlington were single-family rather than lower-priced townhouses and condominiums.

Across the region, median listing prices in similar local communities for the week ending Feb. were $727,500 in Fairfax County; $704,450 in Alexandria; $637,500 in the District of Columbia; and $579,500 in Montgomery County.
