In N.Va., home buyers start to turn up, but sellers still scarce

Week-over-week listing activity was relatively flat in new data

Home-sellers across the region may not yet have caught spring fever, but prospective buyers are out there waiting for them to come down with it.

The total number of homes being listed on the market across the Washington region for the week ending Feb. 25 was 1,157, according to figures reported Feb. 26 by Bright MLS, the region’s multiple-listing service.

That’s up a modest 0.3 percent from a week before, a rate of growth that probably cooled expectations of an early spring sales season. (On the plus side, the 1,157 listings represented an increase of 13 percent from the same week in 2023.)

The total number of home showings for the week regionally was 22,790, according to Bright MLS data, up 6.8 percent from the preceding week although down 12.5 percent from the corresponding week in 2023.

The number of homes going to contract for the week (1,171) followed the same trajectory as showings – up modestly (+1%) week-over-week but down (-8.7%) year-over-year.
